يصنف الأفنيوز- البحرين حاليا من بين أفضل مراكز التسوق في البحرين فيما يتعلق بمعدل الإقبال لكل متر مربع من المساحة التأجيرية، وتشكل المرحلة الثانية امتدادا للجزء الغربي من الأفنيوز- البحرين على مساحة 125 ألف متر مربع، ما سيؤدي إلى زيادة المساحة التأجيرية إلى حوالي 76 ألف متر مربع من المساحة التأجيرية، حيث يركز مزيج التأجير بشكل أساسي على البيع بالتجزئة والباقي مقسم بين أنشطة المطاعم والترفيه. أما فيما يتعلق بحجم المشروع، سيسهم تطوير المرحلة الثانية في تحويل الأفنيوز- البحرين كواحد من أفضل مراكز التسوق من حيث المساحة التأجيرية الإجمالية في البحرين، ومن المتوقع أن يتم إنجاز المشروع في نهاية عام 2023.

كشفت «هيلتون» وشركة عقارات الري – المملوكة من قبل شركة المباني – عن خططهما التي تتضمن افتتاح فندق يحمل علامة «كونراد» الفاخرة ، وآخر يحمل علامة «هيلتون غاردن إن» من الفئة المتوسطة مطلع عام 2019، وذلك ضمن أعمال المرحلة الرابعة من توسعة الأفنيوز في الكويت. وتمثل هذه الخطوة أحد مكونات مشروع التوسعة الطموح الذي ستبلغ قيمته ما يقارب المليار دولار أميركي مخصصة لتعزيز مكانة الأفنيوز كأحد أفضل وجهات التسوق في العالم. وتعليقاً على الموضوع، قال رودي ياجرز باخر، رئيس «هيلتون العالمية» في منطقة الشرق الأوسط وأفريقيا وتركيا: «نحن مسرورون بالعمل مع شركة عقارات الري – المملوكة من قبل شركة المباني – كجزء من أعمال المرحلة الرابعة لتوسعة الأفنيوز. حيث من المتوقع أن يشهد الطلب على الإقامة في الموقع الذي يستقطب مسبقاً ملايين الزوار كل عام زيادةً كبيرةً، في ظلّ تزايد عدد المحلات في الأفنيوز بنسبة %50 ضمن التوسعة الجديدة. وتسهم علامتي «كونراد» و«هيلتون غاردن إن» التابعتين لـ «هيلتون العالمية» في تلبية احتياجات الزائرين الذين ينشدون إقامةً مترفة بأسعار مدروسة خلال زيارتهم». وستتولى «هيلتون العالمية» إدارة كل من الفندقين اللذين سيشغلان موقعين متقابلين عند نقاط الدخول الرئيسية إلى الأفنيوز، من طريق االشيخ زايد بن سلطان آل نهيان وشارع محمد بن القاسم، ما يتيح سهولة الوصول إليهما إضافة الى ما يتميز به موقع الأفنيوز بالنسبة إلى مطار الكويت الدولي ومدينة الكويت. وقال محمد عبدالعزيز الشايع، رئيس مجلس إدارة شركة المباني «تتضمن عملية التخطيط لأعمال المرحلة الرابعة من توسعة هذا المشروع الاستثنائي إحدى أهمّ الإضافات التي نقوم بها، والتي من شأنها توفير إقامة مريحة للزوار خلال زيارتهم االأفنيوز». وأضاف الشايع «وجود عدد من الفنادق ضمن الأفنيوز سيعزز من نوعية وجودة الخدمة التي تقدم لزواره، وبالتالي تدعم الحركة السياحية الداخلية، كما يسهم في دعم الكويت على الخريطة السياحية الإقليمية التي بدأت تشهد انتعاشا في الفترة الأخيرة كما هو ملاحظ من زوار الأفنيوز من دول مجلس التعاون الخليجي». بدوره، عقّب وليد الشريعان، الرئيس التنفيذي لشركة المباني «نحن نؤمن بأنّ «هيلتون» سيكون الشريك الأمثل لتوفير خدمات الإقامة التي ترتقي إلى مستوى تطلعات المتسوقين الذين ينشدون الفخامة، مع توفير بدائل ذات أسعار مدروسة ومناسبة، وذلك في ظلّ سعينا الدؤوب نحو تنويع عروضنا الخاصة بقطاعي التجزئة والترفيه». سيشكل هذا الفندق الفاخر الذي يضمّ 158 غرفة جزءاً من منطقة «برستيج» الشهيرة التي تمّ افتتاحها ضمن الأفنيوز عام 2012، وتحتضن المنطقة اليوم 47 متجراً فاخراً، تحت قبة يبلغ طول قطرها 23 متراً لتشكل أكبر وجهة تسوقٍ راقية في الكويت. وسيضم الفندق قاعة احتفالات كبرى، مع العديد من المطاعم المتميزة وحوض سباحة في الهواء الطلق ومنتجع صحي، مع تصميمٍ فريد يتناغم مع تصميم منطقة «برستيج» المزينة بقطع من النحاس وحجر بورتورو النادر والمستورد من جبال إيطاليا. «هيلتون غاردن إن الكويت» يشغل «هيلتون غاردن إن الكويت» موقعاً متميزاً بالقرب من منطقتين جديدتين تمّ تأسيسهما ضمن أعمال المرحلة الرابعة من توسعة الأفنيوز، ومن المقرر أن يكون الفندق الأكبر للعلامة في منطقة أوروبا والشرق الأوسط وأفريقيا. حيث يتألف من 430 غرفة ضمن بناءٍ رائع على شكل برج يشغل موقعاً متميزاً في منطقة «الفوروم» عند المدخل الرئيسي من الجهة الشمالية، ليشكل بدوره نقطة التقاء رئيسية ضمن المجمع، تحت قبةٍ يبلغ طول قطرها 70 متراً توفر العديد من العروض الترفيهية الحية. كما يجاور الفندق منطقة «إليكترا» الجديدة والمصمّمة لتوفير أجواءٍ عالمية نابضة بالحياة ومستوحاة من تكنولوجيا الإضاءة المتطورة والمتميزة في مدنٍ عدة كطوكيو وهونج كونج. وصرّح جيم هولتهاوسر، نائب الرئيس التنفيذي للعلامات التجارية العالمية في هيلتون العالمية: «يعتبر الأفنيوز وجهةً عالميةً حقيقية وهي الموطن الأمثل لاثنتين من علاماتنا التجارية العالمية، اللتين احتفلتا بافتتاحٍ متألق في الشرق الأوسط هذا العام، بعد أن أصبحت «كونراد» علامتنا التجارية الفاخرة الأولى لاستقبال الضيوف في مكة المكرمة، في حين افتتحت «هيلتون غاردن إن» أبوابها في مول الإمارات بمدينة دبي، وهو أحد أهم مراكز التسوق الرائدة في المنطقة أيضاً، ونتطلع إلى إضافة الكويت لقائمة المواقع للفندقين».

أفادت شركة المباني في إفصاح لسوق الكويت للأوراق المالية بأن التكلفة التقديرية لتنفيذ وبناء فندقي كونراد فئة الخمس نجوم، وهيلتون غاردن إن فئة الأربع نجوم المتوقع تشغيلهما في الأفنيوز مطلع 2019 تبلغ 65 مليون دينار.
